We aim to provide all our residents with a good standard of housing from the moment they move into one of our homes. We want all homes to be in a good condition where residents can move into a home that is safe and repair free. This standard outlines what you can expect when you move into one of our rented homes.

Our commitment to you

We aim to ensure that we have a consistent quality standard across all our rented homes for all new residents. We want to make sure you feel at home from the moment you walk through the door, and that you can get moved in and on with your life with the minimum disruption.

What you can expect when you move into a CKH home

Your home will be ready for you to move in. It will be clean, safe, and secure and will be in a good decorative condition as a minimum standard. If there is any planned improvement scheduled to take place in your home in the next 12 months we will let you know, so that you can be involved in the improvement and make choices on styles and colours.

Before you move into your new home we will:

  • Make sure that there are no outstanding repairs, unless we've agreed with you that they can be done after you move in.
  • Ensure it is completely clear of furniture and other items so that you can just move your belongings in.
  • Test all your electrical appliances including smoke alarms, electric fires, sockets and storage heaters so you know they are safe to use. We will give you a copy of the Energy Performance Certificate which tells you the energy efficiency of your home.
  • Complete a gas safety check and give you the Gas Safety Certificate (CP12).
  • Ensure a hard wired carbon monoxide detector and smoke alarm is installed and tested.
  • Ensure there is flooring throughout your home. If we replace flooring, where possible, we will give you a choice of flooring and before we install it. To reduce noise transference, we will not fit laminate flooring in flats above the ground floor.
  • Make sure your home is free from damp and mould.
  • There is a light fitting in every living area.
  • Check all windows and doors are secure and in a good condition with no cracked or broken glass.
  • Change all external locks.
  • The rainwater pipe and gutters are in good working order.
  •  Clean your home throughout.

Your kitchen

  •  Will be freshly painted.
  •  There will be a sufficient number of clean kitchen units and worktops in good working order.
  •   Any appliances that are gifted to you will be cleaned and in good working order.
  •   Your water stop tap will be free and easy to use and clearly labelled.

Your bathroom

  • Will be freshly painted.
  • Will have a bath or shower area, wash-hand basin and toilet.
  • If there is no window it will have an extractor fan.
  • It will be clean, and all fixtures will be free of stains and marks.

Outside your home 

Before you move in, we will make sure:

  • The external door locks have been changed.
  • We have removed any outside structures that are in poor condition.
  • Any remaining sheds and outbuildings are clear and secure.
  • Your garden or outside space will be cleared of rubbish and any grass cut.
  • Shrubbery will be cut back.
  • Any trees that are overgrown or are taking excessive light away from the property will be cut back.
  • Any paths and patios are safe and free of trip hazards.
  • All boundary fences will be secure and in a good condition.

Damp and mould

We will have checked your home for damp and mould before you move in. No home will have damp or mould when we let it. If you detect any damp or mould once you have moved in, please contact our Repairs team on 01733 385030.

 

Aids and adaptations

If you move into a home with aids and adaptions fitted we will ensure these are in good working order, are safe and have been tested, if applicable.

 

Your responsibilities

Once you have moved in, you are responsible for maintaining your home to the same standard as when you moved in and reporting all repairs promptly. We will visit you annually for a tenancy visit  where we will check if you need any additional help from us, discuss any issues you may be having and the condition of your home.

Who is responsible for managing the Moving In Standard?

The Assistant Director, Assets and Estates, reporting into the Director of Asset, Housing Needs and Estate Management, is responsible for the Moving In Standard.

Information sharing

Cross Keys Homes has an information sharing agreement with key agencies and contractors to share information in relation to the delivery of our services. Information shared must be relevant and the Data Protection Procedure adhered to when handling data. The Moving In Standard was written and approved in June 2024 and will be reviewed annually – next review June 2025.
